SEO agency or AI visibility service, and which a home-services company should hire
A fair comparison for roofers, HVAC companies, and window and door companies: what an SEO agency does, what an AI visibility service does, where the work overlaps, and when you need one, the other, or both.

The question: Should a home-services company hire an SEO agency or an AI visibility service?
The short answer
Hire an SEO agency if most of your work still comes from Google search and the map pack and you need someone to run your website, Business Profile, and ads. Hire an AI visibility service if you want to be named when homeowners ask ChatGPT, Gemini, Perplexity, or Claude who to call, and you want that measured. Many home-services companies need parts of both, and the overlap is real: crawlable pages, consistent listings, and good reviews help in both places.
The deciding question is what you are actually missing. If you rank well on Google but the AI engines do not name you, more of the same SEO is unlikely to close that gap on its own. If your site is broken and your Business Profile is neglected, fix that first, whoever does it.
We run an AI visibility service, so read this knowing which side we are on. We have tried to describe both fairly.
What an SEO agency does
A good SEO agency for a home-services company usually handles:
- The website: page speed, structure, service and city pages, technical fixes.
- Google Business Profile: categories, photos, posts, review responses.
- Local citations: the business listed on directories with consistent details.
- Content: pages and posts aimed at the searches customers run.
- Often, paid search: Google Ads and Local Services Ads.
- Reporting: rankings, traffic, calls, and form fills.
That work still matters. Google remains where many homeowners start, and Google's own AI features rest on it: its documentation says there are no additional requirements1 to appear in AI Overviews or AI Mode, beyond a page being indexed and eligible to show in Search with a snippet. For Google's AI answers, solid SEO is most of the job.
What an AI visibility service does
An AI visibility service works on whether the AI engines name, cite, and recommend you, and it measures the answers directly. For a local business that means:
- Measuring answers: the questions homeowners ask, sent to every engine every week, recording who is named and which sources are cited.
- Crawler access: letting each engine's search crawler in. OpenAI documents OAI-SearchBot2 as the crawler behind ChatGPT search, Anthropic runs Claude-SearchBot3, and Perplexity uses PerplexityBot4. None of these is Googlebot.
- One consistent entity: a single schema.org business node on your site, tied to every profile, with the same name, address, and phone everywhere the engines read.
- Citable facts: your prices, specs, service areas, and timelines published as structured data and datasets, so an engine has something specific to quote.
Where they overlap
The overlap is larger than either side sometimes admits.
Listings. Both care about directories. For AI answers they may matter even more: BrightLocal found Yelp used as a source in 33%5 of its local test searches across ChatGPT Search, Gemini, Google AI Mode, and Perplexity.
Reviews. Both benefit from a strong review profile. SOCi reports that the locations ChatGPT recommends average 4.3-star ratings6, a vendor's correlation across multi-location brands, not a rule, but a sign that reviews are read.
Structured data. Good SEO agencies already add schema. The difference is usually depth and consistency: one entity graph with a stable identifier across every page, rather than several plugins each describing the business a little differently.
A crawlable site. A site Google cannot read well, AI crawlers will not read well either.
Where they differ
The measurement. SEO reports rankings and traffic. Neither tells you whether ChatGPT names you. In our Phoenix comparison of the businesses Google shows with the ones the AI engines name, which covers window and door businesses and two engines so far, Claude and Gemini, the share of the 67 businesses Google showed that Claude never named was 33%8, and 59 of the 1110 businesses the engines named were ones Google did not show. The two lists overlap without matching, so a good Google report does not tell you what the engines say. Our guide to why a business ranks on Google but ChatGPT does not mention it explains why.
The engines. SEO is built around Google. ChatGPT, Claude, and Perplexity run their own crawlers and searches, and OpenAI's help center says ChatGPT may share disassociated search queries with Bing11 to return web results. Bing Webmaster Tools and IndexNow matter here in a way many SEO programs skip.
The content. Much agency content is written to rank. The engines lean on pages they can quote: specific numbers, a named author, one question answered plainly. Generic posts rarely get cited.
The sources. The engines read a mix of sites that is not the same as Google's top results. Which ones they cite for Phoenix contractors is in which websites AI assistants cite.
When you need which
Mainly an SEO agency if your website is outdated or broken, your Business Profile is thin, you rely on paid search, and you have no one managing Google at all. Get the foundation right first.
Mainly an AI visibility service if you already rank well locally, your reviews are strong, and the AI engines still name your competitors instead of you. That is the gap SEO reports do not show.
Both if you want to keep an agency for the website, ads, and Business Profile, and add a specialist for the AI engines. That works well when the two agree on who owns the schema and the listings, so they are not overwriting each other.
One firm for both if you would rather have a single bill. Some SEO agencies do AI work well, and some AI visibility services, including ours, can take over the SEO basics. Ask either kind the same questions: what will you fix, what will you publish and whose numbers are in it, and how will you measure it?
Questions to ask either one
- Which engines do you measure, and how? A screenshot of one ChatGPT answer is not a measurement.
- Will you promise a ranking? The right answer is no. The engines decide what they say.
- Who is the author on the content? It should be a real person on your staff, with numbers from your own jobs.
- Is there a contract? Month to month keeps both sides honest.
